JOB TITLE: MAINTENANCE TECHNICIAN

REPORTS TO: Maintenance Supervisor
Exempt/Non-Exempt: Non-Exempt
ISSUE/REVISION DATE: 06/01/2006

General Functions:

Assists the maintenance manager in maintaining the physical condition of the property, inside and out.  Utilizes working knowledge of and experience in all of the trades – plumbing, electrical, painting, tiling, locksmithing to handle a variety of maintenance issues.  Interacts with residents vendors, and office staff on a daily basis.  

Supervision Received:

Success monitored by Maintenance Supervisor based on reliability, excellence in customer service, high level of maintenance expertise, use of good judgment, ability to handle a variety of maintenance issues, and skill at interacting with residents, vendors, and staff in a consistently courteous and professional manner.

Essential Responsibilities:

    • Resolves daily work order requests from existing residents and office staff.
    • Turns in completed work order requests to manager.
    • Makes ready vacant apartments for occupancy.
    • Maintains or replaces appliances, fixtures, and switches.
    • Works with contractors as necessary.
    • Provides preventative and corrective maintenance throughout the property.
    • Inspects apartments, buildings, and/or grounds as necessary.
    • Ensures that smoke detectors, circuit breakers, outlets, and lights in common areas are working.
    • Assists in the upkeep and maintenance of pools and tennis courts.
    • Touches up paint as needed.
    • Repairs or replaces window screens and glass.
    • Performs cosmetic repairs in common areas and apartments.
    • Organizes maintenance shop including on-hand stock.
    • Tickets and tows cars as needed.

      Additional Responsibilities:

      1. Participates in rotation of on-call emergencies after hours, evenings, and weekends.
      2. Wears necessary safety attire and/or uses appropriate equipment.
      3. Performs other duties as assigned.

      Knowledge, Experience, Educational Requirements:

      1. Working knowledge of and experience in all of the trades – plumbing, electrical, painting, tiling, locksmithing.
      2. Ability to communicate in English.
