JOB TITLE: RESIDENT MANAGER

REPORTS TO: AREA SUPERVISOR
Exempt/Non-Exempt: Non-Exempt
ISSUE/REVISION DATE: 06/01/2006

General Functions:

Oversees daily administration and marketing of the property.  Responsible for handling all matters related to resident relations. 

Supervision Received:

Success monitored by Area Supervisor based on reliability, excellence in customer service, high level of apartment occupancy, use of good judgment, ability to handle difficult situations with professionalism, and skill at interacting with residents, vendors, and staff in a consistently courteous and professional manner.

Essential Responsibilities:

  1. Marketing
    1. Develops and initiates marketing plans to attract new residents and maintain existing residents.
    2. Oversees the leasing of apartments by leasing agents.
    3. Approves rental applications.
    4. Maintains current inventory of available apartments on apartment status report.
    5. Conducts monthly market surveys of competitive properties.
  2. Administration
    1. Keeps thorough phone log and guest card records.
    2. Collects rents and posts to resident accounts.
    3. Coordinates with Maintenance Supervisor, the scheduling of painting, cleaning, and other maintenance work associated with move-ins and move-outs.
    4. Executes lease renewals.
    5. Coordinates apartment inspections.
    6. Prepares security and vandalism reports and forwards to appropriate parties.
    7. Maintains complete and current resident files.
    8. Oversees maintenance work order system.
    9. Supervises maintenance personnel.
    10. Performs site inspections with Maintenance Manager and Property Area Supervisor.
    11. Prepares company documents and reports as required.
  3. Resident Relations
    1. Ensures compliance with Fair Housing requirements.
    2. Acts as liaison between Progress Management and residents.
    3. Acts as liaison between maintenance staff and residents.
    4. Handles resident complaints and concerns regarding the property.
    5. Works with resident organizations.

Additional Responsibilities:

  1. Coordinates resident get-togethers or events on the property.
  2. Performs other duties as assigned.

Knowledge, Experience, Educational Requirements:

  1. Strong verbal and written communication skills.
  2. Ability to perform intermediate level mathematical calculations.
